Linda studied building code with the help of an architect friend and hand-drew all the plans used to demonstrate the feasibility of the post office —> dance studio project to the building owner, general contractors, loan officers, building dept., etc.

Hard Infrastructure
Linda Craig was the hands-on project manager and T.I. loan securer for the $250,000, 16-month commercial tenant improvement project to transform a 5,466 sq. ft. post office warehouse into a dance facility with 3 studios on a hard deadline. Delivered on time.
Soft Infrastructure
Linda’s role in the start-up small business was also to build the legal and soft infrastructure of the organization—from writing bylaws to vendor procurement and on-boarding—while her co-founder rocked the marketing, event planning, and front-facing pizzazz.
Vendor Procurement
for the following services:

Engaged multiple general contractors for initial feasibility of T.I. project before the lease/loan process.
Selected final contractor after vetting credentials, licenses, and differing technical plans for soundproofing studio walls, etc.

Commercial lease negotiated through real estate brokers but also with direct meetings between co-founders and owner.
Primary reviews and many revisions of commercial lease documents done by Linda and before final lawyer review.

Soloed initial interview for unsecured tenant improvement loan for $150k.
Prepared all budget and business plan documents for loan deal.

Demoed 4 different \companies in various stages of their companies—startup to industry established.
